This large house on a rare double lot in the popular “Bird Streets” was renovated to improve the experience of what started as an unpleasantly quirky home with very little outdoor space. Originally a non-committal Mediterranean, a nuanced effort was made to roll back the clock to a more nostalgic Los Angeles Spanish-revival era, while fully acknowledging current-day living.

To take advantage of the stunning panoramic views from the ocean to downtown, clunky drywall columns and odd angles were removed, ceilings raised, rooms re-oriented, even more doors and windows were added.Behind the scenes, physical structures were reinforced, plumbing and electrical extensively updated, all lighting was redesigned and dimmed, zoned, high efficiency air-conditioning installed. Data, audio-visual, security, and camera infrastructure was updated or installed.

Outside, terraces and plantings were inserted to create several separate outdoor rooms to suit various activities: gathering around a cozy fire pit while watching the sun set over the Pacific, entertaining around the outdoor kitchen and living room, taking in the sun or soaking in the spa on a more private level—all with jetliner views, of course. On a dedicated terrace, the putting green was designed with PGA consultation.

Extensive use of locally-made-or-sourced materials was not only an ideological mandate, but made financial sense. Finish materials especially were specified this way: custom-colored Malibu tiles, hand-carved fireplace frontispieces, forged and precision-milled ironmongery, CNC-cabinetry, and drought resistant low-water native plantings—chosen for fragrance or culinary value when possible.

Bespoke, simple luxuries and thoughtful interventions were included as well: heated bathroom floors and surfaces, automated Japanese toilets, integrated estate-wide audio, a small fruit orchard, a catering kitchen, and cook’s kitchens inside and out. Even the cat’s bowl has a tiny exhaust fan beside it.
